Neenah Houses Have History, and So Do Their Floors
Epoxy flooring in Neenah usually starts with an older slab. Census survey figures for 2019 to 2023 put the median Neenah home at 1970, and 17.1% of housing units were built in 1939 or earlier. The 1950s alone account for another 16.1%. That makes Neenah a city of postwar garages and older basements, many of them close to Lake Winnebago, Little Lake Butte des Morts and the Fox River.
The 1950s garage
One in six Neenah homes dates to the 1950s. Garages from that era tend to be narrow, sometimes a single stall or a tight two, with slabs that have settled and cracked over 70 years. Many have been painted more than once. Paint on concrete holds moisture and salt underneath it and lets go in patches. We grind it all off before coating. Settled sections that rock or step are patched or leveled first, and wide cracks get a rigid filler so the coating has a solid surface to sit on.
Basements near the water
The city sits on the banks of Lake Winnebago, Little Lake Butte des Morts and the Fox River. Being close to water does not make every basement damp, but it does make us test every one. A slab that looks dry can still push vapor up under a coating. Signs we look for:
- White powdery deposits on the slab or walls
- Paint that peels in sheets instead of wearing away
- A dark ring around the floor drain or along the base of the walls
When the readings are high, we use a moisture-tolerant primer or recommend fixing the water source before any coating goes down.
A working city
Neenah has deep paper and steel roots. Kimberly-Clark was formed here in 1872, and Neenah Foundry made manhole covers that are still found across much of the country. Today the city is still home to manufacturers and contractors. That shows up in garages too: many Neenah homes have a bench, a compressor and a project car. For those floors we suggest a heavier epoxy base and a chemical-resistant topcoat that stands up to oil and solvents.
Services that fit Neenah floors
- Flake epoxy for older garages, because the chips hide patched cracks and slight unevenness.
- Basement floor coatings after a moisture test, from plain solid colors to flake.
- Polyaspartic systems when a garage has to be back in use quickly.
- Shop floor epoxy for workshops and small commercial spaces.
- Metallic epoxy for finished lower levels and home bars.
Workshops in an old garage
Older Neenah garages were built for smaller cars, so many have become workshops, potting sheds or storage rather than parking. That changes the system. A floor that sees a car needs hot-tire resistance and salt protection. A floor that sees a table saw and a parts washer needs impact and chemical resistance. We ask how the space is really used and choose the system to match.
What it takes to fix a settled slab
When part of a garage floor has dropped, the coating cannot fix the drop. Small lips at cracks can be ground flush. Larger settlement needs a leveling compound or concrete repair first. We point these out at the estimate and price them as separate line items, so you can see what each part of the job costs.
Owners who stay
About 66.2% of Neenah's housing units are owner-occupied. Homeowners who plan to stay tend to ask for a system that lasts, and that comes down to prep. Every Neenah floor we coat is diamond ground, patched and checked for moisture first. Call (920) 587-7291 and we will come look at yours.
Neenah Housing and Geography
- Older housing stock. The median year built is 1970, with 17.1% of units from 1939 or earlier and 16.1% from the 1950s (ACS 2019 to 2023).
- Three bodies of water. Neenah sits on the banks of Lake Winnebago, Little Lake Butte des Morts and the Fox River, and shares Doty Island with Menasha.
- Where Kimberly-Clark began. Kimberly-Clark was formed in Neenah in 1872 and founded a major paper mill there in 1873, the same year Neenah incorporated as a city.
- Growing again. The 2020 census counted 27,319 residents and 12,164 housing units, up 7.1% in population from 25,501 in 2010.

Neenah Questions
Our Neenah garage floor has been painted twice. Can you coat over it?
We do not coat over paint. Old paint holds salt and moisture underneath and peels, and any new coating on top goes with it. We grind it off down to clean concrete, then patch and coat. It adds some prep time, and it is the reason the new floor stays put.
We live a few blocks from the lake. Is our basement too damp for epoxy?
Not necessarily. We test the slab before recommending anything. Many basements near the water take a standard system. Some need a moisture-tolerant primer. If water is actually coming in, that has to be fixed first, and we will tell you.
Our old Neenah garage is used as a workshop. What coating do you suggest?
A thicker 100% solids epoxy base with a chemical-resistant topcoat holds up better to oil, solvents and dropped tools. Flake adds texture and hides wear. If you also park there in winter, we make sure the topcoat handles salt and hot tires.
