Two Building Booms, Two Kinds of Slab

Epoxy flooring in Combined Locks means working on two very different generations of concrete. The village census history shows the population nearly doubled in the 1960s, from 1,421 in 1960 to 2,771 in 1970. After a quiet stretch, it grew again from 2,422 in 2000 to 3,328 in 2010, and reached 3,634 by 2020. So a street of 1960s ranches can sit a few blocks from a garage poured within the last fifteen years. Those slabs need different prep, and we price them differently.

The 1960s garages

A garage slab from the first boom has been through more than fifty Wisconsin winters. Here is what we usually find when we kneel down on one:

  • A rough or scaled strip just inside the overhead door
  • Hairline cracks that have opened and closed for decades
  • One or more coats of floor paint, often peeling in the tire paths
  • Old oil that has soaked deep into the surface

All of that gets ground off or ground open before anything goes down. Cracks are routed and filled. On a floor like this, a full flake system works well because the chips hide minor surface variation that grinding cannot fully erase.

The newer garages

Houses from the 2000s growth spurt, and anything going up now, tend to have larger attached garages with smooth, hard-troweled slabs. That polished surface looks clean, but a coating has very little to grip on it. We diamond grind it to open the pores. Newer slabs also tend to show straight shrinkage cracks at regular spacing, which we fill so they do not telegraph through the finish.

What's next for the village

The village website lists Locks Grand, a new single-family and multi-family development near the new Culver's, plus lots for sale in the Locks Business Park. If you are moving into a new home there, a garage coating is easiest to schedule before the garage fills up with boxes. Ask us how long a new slab should cure before we coat it. We will check its moisture on site.

A family-heavy village

In the 2010 census, 39.4% of households in Combined Locks had children under 18, and the average household held 2.70 people. That shows up in how garages get used. Bikes, sleds, hockey bags and strollers all share the floor with the cars. A flake floor with an anti-slip texture is forgiving under wet boots, and a coated basement is easy to wipe down when it doubles as a play area.

Basements in a river village

Many older Combined Locks houses have full basements under them. Those floors are usually the oldest concrete in the house. They can be dusty, stained from old water heaters or washing machines, and marked by efflorescence, the white powder left when moisture carries minerals to the surface. Efflorescence tells us water is moving through the slab. Before we price a basement coating here, we test moisture in more than one spot. When the numbers are good, a coated floor brightens the room, stops the dust and makes laundry spills easy to wipe up. When they are not, we say so and explain what would need to change first. We would rather turn down a basement than install a coating that bubbles off a damp slab within a year.

Services that fit here

  • Garage floor epoxy for both older and newer attached garages
  • Flake epoxy floors to hide wear on older slabs
  • Polyaspartic topcoats when you need the garage back fast
  • Basement floor coatings for rec rooms and laundry areas

We give every Combined Locks homeowner a written quote that lists the prep, each coat and the total.

Combined Locks Questions

My 1960s Combined Locks garage has peeling floor paint. Can you coat over it?

We do not coat over old paint. It gets diamond ground off first, because a new coating is only as strong as the layer under it. Once we reach sound concrete, we fill cracks and pits and build the new system from there.

How soon can you coat a new garage slab in Locks Grand?

New concrete has to dry before any coating goes down. Timing depends on the pour, the season and whether the garage is heated. We test the slab's moisture at the estimate and tell you when it is ready rather than guessing from a calendar.

Which finish hides wear best on an older slab?

A full flake broadcast. The chips cover the whole base coat, so small dips and repaired cracks are hard to see, and the texture adds grip on wet days.
