From Mill Village to Riverfront Neighborhoods
Epoxy flooring in Kimberly covers a small village with a big change underway. Kimberly-Clark built a newsprint mill here in 1889, the same year the village took the name of co-founder John A. Kimberly. The mill closed in 2008. Since then the village has acquired the land and is turning it into new homes, apartments and parks along the Fox River. Kimberly grew 13.2% between 2010 and 2020, to 7,320 residents.
The mid-century core
Kimberly's housing has a strong mid-century streak. Census survey data for 2019 to 2023 shows 13.6% of units built in the 1950s and 14.7% in the 1960s. Those are the ranch homes and small two-stories with one- or two-car garages, many now 60 to 70 years old. Common floor problems we find:
- Scaled and pitted concrete near the door from decades of salt
- Oil soaked into the parking spot
- Cracks that open and close with the seasons
- Old garage floor paint wearing through in the tire paths
We grind everything back to sound concrete, fill cracks and pits, and usually install a flake epoxy that hides the repairs.
The Cedars and new construction
The former mill property is being redeveloped as The Cedars. According to the village, the Rivers Edge subdivision on the western edge offers more than 40 single-family lots, and the Blue at the Trail development includes single-family homes, townhomes, lofts and condos, with more than 2,100 feet of Fox River frontage. Newer housing shows up in the census too: 5.6% of units date to 2020 or later.
New slabs need their own plan. They have to dry before coating, and their smooth finish has to be ground open. If you live in a townhome or condo, check your association's rules on garage changes before you book.
The 1990s middle
The 1990s were Kimberly's biggest building decade, with 18.3% of housing units. These garages are now around 30 years old, which is about when salt damage near the door and wear in the tire paths become hard to ignore. A full grind and a polyaspartic or flake epoxy system brings them back.
Small village, short drive
At 2.41 square miles, Kimberly is a compact village, a short drive from our base in Appleton across Highway 441. That makes it easy to come out for a quick look at the slab, answer questions in person and come back for the install on a date that suits you.
Basements in mid-century homes
Ranch homes from the 1950s and 1960s often have full basements used for laundry, storage and a family room. Those slabs are now 60 years old or more. Before coating we look for cracks, old paint and signs of moisture. A clean, sound floor can take a solid color or flake epoxy. A damp one needs a moisture-tolerant primer, or a water fix first.
Choosing a finish
- Flake epoxy for most garages, old or new.
- Polyaspartic to get the garage back in use sooner.
- Basement coatings after a moisture test.
- Metallic epoxy for finished lower levels.
- Shop epoxy for heavier use.

Kimberly Questions
I just bought a new townhome in Kimberly. Can you coat the garage?
Yes, once the slab is dry enough and your association allows it. We test the concrete and grind off the smooth finish before coating. Ask your association about garage floor changes before booking, since some have rules.
My 1960s garage floor is pitted near the door. Will a coating cover that?
We fill the pits and scaled areas first, then coat. A flake system hides small repairs well. Badly spalled sections may need a patch compound or resurfacer, and we include that in the written quote.
Can you coat the basement in our 1950s Kimberly ranch?
Usually. We test the slab for moisture and strength, remove any old paint by grinding, and fill cracks. If moisture is high, we use a primer made for damp slabs or recommend fixing the water source first.
