Kaukauna Has Two Housing Stories

Epoxy flooring in Kaukauna means working with two very different kinds of slab. Census survey data for 2019 to 2023 shows 19.4% of Kaukauna homes built in 1939 or earlier. It also shows 16.8% built from 2000 to 2009, more than any other decade. The city grew again after that, adding 10.5% to its population between 2010 and 2020 to reach 17,089. The old houses and the new ones need different prep before a coating goes down.

The river town. Kaukauna was settled in 1793, and its river and locks shaped the older parts of both sides of town. The Fox River splits the city into a North Side and a South Side, with four bridges across it. The Oscar Thilmany paper mill went up in 1883, and the hydroelectric plant earned the city its nickname, The Electric City. Homes from that era often have basements with rough, uneven floors and small garages added later.

The 2000s subdivisions. Housing built in the 2000s brought attached two- and three-car garages with flat, hard-troweled slabs. After 15 to 25 Wisconsin winters these floors show salt scaling at the door, oil marks and some cracking, and they are ideal candidates for a full flake or polyaspartic system.

How prep changes between the two

  • Older slabs: remove old paint or sealer, test surface strength, patch spalls and level low spots, and check basements for moisture.
  • Newer slabs: grind through the smooth trowel finish and any curing sealer, open cracks and fill them, and repair the scaled strip inside the door.
  • Both: diamond grinding with dust collection, then base coat, color or flake, and a clear topcoat.

Owner-occupied and staying put

About 71.1% of Kaukauna's housing units are owner-occupied, a higher share than most of the Fox Cities. Owners who plan to stay ask us how to make a coating last. Our answer is the same each time: grind properly, keep salt water from sitting on the floor in winter, and pick a topcoat with enough texture and chemical resistance for how you use the space.

A floor for the Electric City's workshops

Kaukauna has long been a town of mills and trades. Wikipedia traces the Thilmany paper mill from 1883 through several owners to Ahlstrom-Munksjo in 2018. Plenty of local garages are full of tools, and some outbuildings are full-time shops. For those we use a thicker 100% solids epoxy base with a chemical-resistant topcoat. Rolling tool chests, jack stands and creepers wear thin coatings quickly; a heavier build handles them.

Cracks in a river-town slab

Cracks in older Kaukauna floors often run at angles and have been patched before. We open each crack, clean it out and fill it with a rigid filler. Control joints can be filled for a smooth look or kept open so the slab can still move. We go over both options with you before you choose.

Kaukauna Questions

Is a 2000s garage floor in Kaukauna ready to coat as is?

It still needs grinding. Slabs from that era are dense and smooth, and many have scaling at the door after years of salt. We grind, repair the scaled area and fill cracks so the coating bonds across the whole floor.

Can you coat an old basement floor on the South Side?

In most cases, yes. We test the slab for moisture and surface strength first. If it is sound and dry enough, we coat it. If it needs a moisture-tolerant primer or a water fix, we tell you before quoting.

Should I fill the control joints in my Kaukauna garage?

It is your choice. Filled joints give a smooth, seamless look and are easier to sweep. Open joints let the slab move without a visible crack in the coating along the line. We explain the tradeoff at the estimate.
