When Rows of Houses Replaced Rows of Corn

Epoxy flooring in Buchanan usually means a garage in one of the Darboy subdivisions that grew up in the 1990s and 2000s. Wikipedia's Darboy history describes an area that was largely stagnant for most of the 20th century. Farmers petitioned for a sanitary district in the 1970s, and its construction finished in 1984. State Highway 441 opened in September 1993, which made it much easier to reach the rest of the Fox Cities, and housing growth sped up. A Post-Crescent line quoted in the article sums it up: "Rows of houses began to replace rows of corn."

Garages that are now 25 to 30 years old

A slab poured in the mid-1990s has been through a lot of winters by now. In Buchanan we often see:

  • A store-bought coating or paint that has started to peel in the tire lanes
  • Hot tire pickup, where warm tires lift a thin coating off the floor
  • Shrinkage cracks that have widened a little each year
  • Light scaling near the door where brine sat

A failed DIY coating has to come off before a new one goes on. We grind it away, repair the concrete underneath, and start fresh. Coating over a peeling layer only means the new floor peels with it.

Getting the garage back fast

Buchanan is a commuter town with a lot of families. The census profile shows 26.5% of residents under 18. Most households do not want the garage out of service for long. A polyaspartic system cures faster than a standard epoxy and can shorten the wait before you walk on it and park on it. We give you exact times for your floor and the weather on install day.

Finish options

  • Full flake with a polyaspartic clear coat: our most common Buchanan garage floor
  • Partial flake: a solid color with a lighter scatter of chips
  • Metallic epoxy: for a finished basement, bar or home office
  • Solid color with grit: a simple, clean look for a workshop corner

Old Plank Road country

The Darboy area was settled in the 1830s, with German settlers arriving around 1842 along Old Plank Road and Dutch settlers following in 1848. Holy Angels church, the oldest landmark in Darboy, was built on County KK in 1874. A few older farmhouses and outbuildings still stand among the subdivisions, and we coat those floors too, including detached shops on older parcels.

Why a store kit often fails

So many of the Buchanan garages we visit have had a store kit applied at some point. The reason those kits peel comes down to prep. Most kits rely on acid etching, which cleans the surface but does not remove sealers or weak concrete. The coating itself is thin. A warm tire coming in from a summer drive softens it, and the next time the car leaves, the coating comes up with the tire. Our process grinds the whole slab with diamond tooling, including the edges, then builds a thicker system with a tougher topcoat. The difference shows up in the second and third year, not the first week.

Buchanan Questions

My Darboy garage has a peeling DIY coating. Can you fix it?

Yes. We grind off the old coating completely, repair the concrete and apply a new system. We do not coat over a failing layer, because the new floor would lift with it.

What is hot tire pickup?

Warm tires can soften a thin coating and pull it off the floor when the car leaves. It is common with store kits. A properly ground slab and a thicker system with a strong topcoat resist it.

How long will my garage be out of use?

It depends on the system and the temperature. Polyaspartic systems usually get you back in sooner than standard epoxy. We give you specific times for walking and parking before we start.
