Two Counties, Two Building Booms

We install epoxy flooring in Menasha on both sides of the county line. The 2020 census counted 15,144 residents in the Winnebago County part of the city and 2,209 in the Calumet County part. The housing splits along time as well as geography. Census survey data for 2019 to 2023 shows 18.4% of Menasha homes built in 1939 or earlier, and another 14.8% built in the 1990s. Those are very different floors.

Woodenware and paper built the old neighborhoods

Menasha was settled in 1835 and became a city in 1874. Elisha D. Smith started Menasha Wooden Ware in 1849, and by the early 1900s the city had turned to paper, with mills like Gilbert Paper and George A. Whiting. Workers' houses went up close to the mills and the water. Many of those lots have small detached garages and basements with low ceilings and patched floors.

On these pre-war floors we usually find:

  • Thin slabs with a rough, worn top layer
  • Patches from old repairs that are softer than the original concrete
  • Old paint, tar or adhesive spots
  • A floor that slopes toward an old drain

We grind, fill and test hardness before coating. Weak, powdery surface concrete has to come off, or the coating will only be as strong as that dust layer.

The 1990s homes

The newer side of Menasha has attached two- and three-car garages from the 1990s and 2000s. These slabs are thicker and flatter, but after 25 or 30 winters they have their own wear: scaling inside the door, oil spots where the car sits, and hairline cracks. They are good candidates for a flake epoxy or polyaspartic system with a textured topcoat.

Water on three sides

Menasha's spot on the Fox River and Lake Winnebago helped make it a transportation hub, and Wikipedia lists about 1.7 square miles of water inside the city limits. Doty Island, which Menasha shares with Neenah, sits right where the lake drains into the river. For basements in these low, water-ringed areas we always test moisture first and use a moisture-tolerant primer when readings call for it.

Low ceilings and tight access

Older Menasha basements can have low ceilings, narrow stairs and a furnace or water heater in the middle of the floor. None of that stops a coating, but it changes the plan. We bring grinding equipment sized for tight spaces, coat around fixed appliances, and leave a clean edge at each base. If you want the space under a water heater coated too, it has to be moved by a plumber first.

Garage plus driveway apron

Many homeowners ask about the strip where the garage slab meets the driveway. That joint takes a beating from plows and salt. We coat up to the garage door line and seal the joint, but we do not coat outdoor driveways. Exterior concrete in a Wisconsin winter needs a different approach.

Matching a system to a Menasha floor

  • Pre-war detached garage: full grind, patching, flake epoxy.
  • 1990s attached garage: flake epoxy or polyaspartic with grit.
  • Older basement: moisture test, primer if needed, solid color.
  • Finished lower level: metallic epoxy.
  • Small shop or warehouse: shop-grade epoxy with a chemical-resistant topcoat.

The written quote spells out the prep, coats and total. Call (920) 587-7291 for a visit on either side of the county line.

Menasha Questions

The concrete in my old Menasha garage is dusty. Can it be coated?

A dusty, powdery surface is weak concrete. We grind until we reach a sound layer and test it before coating. If the slab is badly deteriorated throughout, it may need a resurfacer or replacement first. We will tell you which at the estimate.

Do you work on the Calumet County side of Menasha?

Yes. We coat floors throughout Menasha, on both the Winnebago and Calumet County sides, and the process is the same.

Can you coat a basement with a furnace and water heater in the middle?

Yes. We coat around fixed equipment and leave a neat edge. If you want the floor under an appliance coated, it needs to be moved before we arrive and reinstalled after the coating cures.
